As artificial intelligence continues to reshape industries worldwide, the real estate sector is entering a new era where speed, accuracy, and trusted data are becoming decisive competitive advantages. In dynamic markets such as Dubai, where international demand, high transaction volumes, and complex stakeholder ecosystems converge, the need for real-time, reliable communication has never been greater. Emerging AI-powered platforms are moving beyond automation to create intelligent information layers that reduce fragmentation, enhance transparency, and enable faster, more confident decision-making for developers, brokers, and investors alike.

In this exclusive interaction with Catalyst, Aryaman Maheshwari, Ashirwad Somani, and Atiksh Mittal, Co-Founders of Rechitta, share insights into the inspiration behind the platform, the role of trusted data and AI in transforming real estate communication, and their vision for building a scalable intelligence layer that extends from Dubai to property markets around the world.

At 19, what problem did you see in Dubai’s real estate market that others overlooked?

Atiksh Mittal: “What really stood out to me was how fragmented real estate communication was in Dubai, even in such a mature, global market. Buyers and brokers were often getting different answers depending on who they spoke to, which created inconsistency and slowed down decision-making.

The problem wasn’t demand, but the lack of a real-time, verified source of information. That’s what led to the idea of building a communication layer powered by trusted developer data, so everyone is working from the same, accurate information in real time.”

How did the collaboration between a young founder and someone with Google experience shape Rechitta’s DNA?

Aryaman Maheshwari: “The collaboration works because we bring very different strengths to the table, but were building toward the same problem. On one side was a strong focus on structure, scalability, and building something that could operate reliably at global scale. On the other was a deep understanding of the day-to-day realities of real estate, especially where communication breaks down between developers, brokers, and buyers, and what actually slows decisions down in practice.”

“What made it work is that neither perspective existed in isolation. Every system or technical decision had to hold up in a real sales environment, and every workflow or product idea had to be structured enough to scale beyond a single market. That constant back-and-forth shaped Rechitta’s DNA into something that is both disciplined and practical, not just a product, but a communication system built for real and valuable interactions.”

What kind of proprietary data or models power your insights?

Aryaman Maheshwari: “Rechitta’s insights are powered by direct access to on-premises developer and project data, meaning the information we process comes straight from the teams actively building the project. This ensures a high level of data integrity and significantly reduces the hallucinations and inaccuracies that commonly affect AI systems. We are also fully model-agnostic, leveraging the best frontier AI models available while continuously monitoring advancements across the industry. This flexibility allows us to rapidly adopt the newest and most capable models, enabling Rechitta to evolve at the same pace as AI technology itself.”

Why start with Dubai, what makes it the ideal testing ground for AI in real estate?

Ashirwad Somani: “Dubai is one of the most globally connected and fast-moving real estate markets in the world, which is why we felt it was the ideal place to build and launch Rechitta. It has extremely strong international demand, particularly in the off-plan segment, with buyers and investors coming from all over the world. It also has a very large and active broker ecosystem, which makes communication speed and consistency critical at scale. That’s exactly the gap Rechitta was built to solve, enabling developers and brokers to respond to global market demand up to 20x more effectively.

“The underlying systems are still largely handled by humans and fragmented across multiple channels, which creates a clear gap between demand and execution. Dubai is the ideal proof of concept because of its extreme complexity, high transaction volume, and highly international buyer and broker base, making it a strong foundation for global scalability. That combination of high global activity, a dense broker network, and operational inefficiency is exactly why we chose Dubai as the starting point for Rechitta.”

How do you see AI reshaping decision-making for international investors entering Dubai?

Aryaman Maheshwari: “AI is fundamentally changing how international investors make decisions by removing uncertainty from the process. Instead of relying on fragmented communication or delayed responses, investors can now access instant, consistent, and verified information about pricing, availability, and project details.

This creates a much clearer picture of the market in real time, which significantly improves confidence when making such huge investment decisions. Over time, this shift moves decision-making away from intuition and fragmented inputs toward a more structured, information-driven process that is based on live data and actual demand signals.”

How intuitive is the platform for non-tech users who rely heavily on relationships and instinct?

Atiksh Mittal: “Rechitta is designed specifically for non-technical real estate users, particularly brokers and developers who rely heavily on relationships and fast-moving conversations. It does not replace those relationships in any way, but instead strengthens them by ensuring that the information being shared is instant, accurate, and consistent. Rather than having to chase updates or wait for responses, users can access verified information immediately within their existing workflows. In practice, it feels less like adopting a new piece of software and more like having a real-time communication layer that supports how they already work.”

What’s the most surprising insight you’ve uncovered about Dubai’s property buyers?

Atiksh Mittal: “We’ve discovered that for Dubai property buyers, there is no single formula for understanding investor behavior, every buyer has highly specific goals, concerns, and decision-making frameworks. Buyers increasingly expect deep investigative capabilities and highly customised solutions tailored to their unique investment perspective, rather than generic market advice. We’ve also discovered that people mostly decide better when they’re on their own in no presence of other cognitive load or human. They prefer thinking and brainstorming, either now with an AI or someone they trust deeply. That’s when most of the decision making happens.”

Is Rechitta built for Dubai only, or do you see it expanding into global property markets?

Ashirwad Somani: “We started in Dubai because it is one of the most advanced and internationally driven real estate ecosystems, which makes it the ideal place to build and refine. However, the challenges we are solving are not unique to Dubai. Every major real estate market faces issues around fragmented communication, inconsistent information, and slow response cycles. Because of that, the long-term vision for Rechitta is global. We are building it as an AI infrastructure layer for real estate communication that can scale across different markets, supporting developers, brokers and buyers worldwide.”
